This is where your new home begins to take shape. At your pre-start meeting, you’ll choose the finishes, fixtures, and features that make your home uniquely yours. With a detailed pre-start checklist, refined by our experts over 5,900 home builds, we ensure nothing is overlooked.

Construction

Ready for action! The construction stage of demolishing and rebuilding includes everything from earthworks and demolition to power run installation, rock removal, ground levelling, sewerage, plumbing, and building the footings of your new home. How do I get a home loan for a knockdown and rebuild?

To secure a knockdown rebuild home loan, most people apply for a construction loan. These loans release funds in stages to match progress on your build, such as when the slab is poured, the frame/brickwork is completed, roof cover, lock up and final. You’ll usually need your building contract, council approvals, and detailed plans ready before applying.

Will I need planning permissions?

Yes, if you’re demolishing and rebuilding a home in Western Australia, you will need planning and building approvals from your local council. If you’re undergoing this process by yourself, it can feel overwhelming, but with WA Country Builders, we make it easy. 

Under Section 10 of the Building Act 2011, any person demolishing a building or part of a building must obtain a Demolition Permit from their local authority before any work begins. In the Shire of Augusta-Margaret River, for example, the following documents are required: 

  • A BA5 Demolition Permit form 
  • A scaled site plan showing retained structures. 
  • A pest exterminator’s certificate. 
  • A BA20 consent form may also be required (in the event your demolition impacts neighbouring land).
