The first home owner grant (FHOG) is a one-off payment to encourage and assist first home buyers to buy or build a new residential property for use as their principal place of residence.
The grant is $10,000 or the consideration paid to buy or build the house if less than that amount. Only one grant is payable per eligible transaction, so two people purchasing a house together may only receive one grant.
If you are a first home buyer, you may qualify for the grant if you are purchasing or building a new home. The grant is not available for the purchase of an established home or for renovations to an existing home.
The good news is as a first home buyer you are most likely eligible for the State Government’s $10,000 First Home Owner Grant. We can help you access the $10,000 government grant – another reason why you should build your new home with WA Country Builders.
The Keystart ‘Low Deposit’ Home Loan is a variable interest rate loan which can be used by owner-occupiers to buy an established home or build a new house.
Keystart was established to provide low deposit home loans to Western Australians unable to meet the deposit requirements from mainstream lenders and is available to both first and non-first home buyers. Furthermore the barriers to home ownership is assisted by offering lower entry costs and no lender’s mortgage insurance.
We work with our network of experienced Keystart Platinum Brokers to explore a range of options to help you achieve your homeownership dream.
True to its name, stamp duty is the tax that is charged for your legal documents to, quite literally, be stamped by the Government.
Depending on where you live and the value of your property, these charges will differ.
As part of the WA first home buyer assistance, there is an additional benefit to first home buyers who buy vacant land packages below $300,000, who pay zero stamp duty on purchases which can reduce the costs by thousands of dollars. There are also reduced stamp duty for land below $400,000 adding even more of an incentive for first home buyers in Western Australia.

Is building my first home a good idea?
We think so! There’s no better way to get a home that’s entirely your own and built to your exact specifications. Building your first home also gives you access to government grants and stamp duty concessions.
What is the process of buying a home for the first time?
Building your first home is an exciting journey, and we’re here to guide you through every step. Here’s how the process typically works:
Initial Consultation:
Meet with our team to discuss your budget, lifestyle needs, and preferences. We’ll help you choose a home design and land package that suits you.
Finance Pre-Approval:
Get pre-approved for a home loan, including any applicable grants (like the FHOG). We can recommend trusted brokers or work with your lender.
Land Selection & Contract Signing:
Once your ideal block is secured, you’ll sign a land contract and a building contract. We’ll also prepare detailed plans and specifications.
FHOG & Approvals:
We assist you with your First Home Owner Grant application and guide you through building approvals and developer/council requirements.
Pre-Start Selections:
You’ll choose your finishes, colours, and fixtures with help from our interior design consultants to personalise your home.
Construction Begins:
We manage the full build process—siteworks, slab pour, frame, roofing, and interior fit-out. You’ll receive regular updates throughout each stage.
Final Inspection & Handover:
Before handover, we walk you through the completed home for a final inspection. Once everything is approved, we hand over the keys!
Move In & Aftercare:
You move into your brand-new home! We also provide a maintenance and warranty period for peace of mind.*
